PASADENA, Calif. – ExchangeRight<\/a> has fully subscribed its $58.85 million Net-Leased Portfolio 47 DST offering, which is designed to preserve investor capital, generate stable income, and provide access to ExchangeRight’s aggregated exit strategy. The tenants selected for the offering satisfy the company\u2019s disciplined acquisition criteria, which target net-leased properties backed primarily by investment-grade tenants operating essential businesses. The company focuses on portfolios with tenants that provide goods and services in necessity-based retail and healthcare, in order to serve investor needs over the long-term, even through economic cycles.<\/p>\n

The portfolio\u2019s 12 single-tenant net-leased properties are fully occupied by Kroger, Giant Eagle, Walmart, Dollar Tree, Walgreens, Fresenius Medical Care, Dollar General, Verizon Wireless, BB&T Bank, and NAPA Auto Parts. The properties are diversified across nine states, including California, Tennessee, Texas, and Idaho.<\/p>\n

Net-Leased Portfolio 47 DST is structured to generate stable monthly cash flow to investors, starting at an annualized rate of 6.10%. The offering launched on June 4 with 10-year fixed-rate interest-only financing at a 2.90% interest rate, was substantially completed in July, and had the last investor closing as of August 13, 2021.<\/p>\n
