Bluerock Capital Markets Announces Record Capital Raise of Over $127 Million of New Investor Capital in July

Bluerock Capital Markets, LLC (“BCM”) announced today another record capital raise of over $127 million across all products in the month of July.  Through July, BCM’s 2019 sales currently rank among the top 3 of all sponsors in the Direct Investments Industry†.

In addition to its record capital raise across all products, BCM announced new record capital raises in two of the three investment programs on BCM’s platform: Bluerock Residential Growth REIT’s (BRG) Series B Redeemable Preferred Stock and Warrants and Bluerock Value Exchange’s (BVEX) DST offerings. BRG brought in more than $22.3 million in July while BVEX has recorded back-to-back record months of $19.3 million in June followed by nearly $20.8 million in July.  Bluerock’s flagship interval fund, the Bluerock Total Income+ Real Estate Fund, brought in more than $84 million in July; up 75% from the previous July, and is averaging over $4.3 million in daily inflows year to date.

By way of example, Schwaber notes that “BRG’s Series B Preferred Stock has just paid its 39th consecutive fully covered monthly dividend at a 6% annualized rate and has experienced no pricing volatility since its launch in April 2016 and BVEX has recently completed its third full-cycle DST program this year, returning more than $74 million in total returns, inclusive of distributions, on $36.5 million of original equity for an average annual return of approximately 23.6%.”  “As a result of the success of our full-cycle DST programs, we are seeing a significant portion of roll-over capital from these Investors pleased with Bluerock’s real estate acumen and overall investment returns,” added Schwaber.

Further, Schwaber added that “Bluerock Total Income+ Real Estate Fund is the 6th largest interval fund in the market today by total assets and continues to be widely attractive having generated the highest risk-adjusted returns as measured by the Sharpe Ratio of all 1,200+ real estate sector open-end, closed-end, and exchange traded funds in the Morningstar universe for three consecutive calendar years 2016, 2017, and 2018.”
